Home at Last™ WISH Program

WISH your way to homeownership
Do you want to become a homeowner, but can’t figure out how pull together that down payment? The Nevada Rural Housing Authority WISH Program may be able to help. WISH triples the down payment contribution of qualified homebuyers up to $15,000 putting home ownership within reach for many. Who qualifies for Home At Last™ WISH?:
• First-time homebuyers (have not owned a home in the past three years) who will live in home as primary residence
• Households meeting income qualifications and normal FHA, VA, Conventional or RHS underwriting requirements
• Home purchase is in rural Nevada (population fewer than 100,000) and falls below maximum price
• Homebuyer must stay in home 5 years (or repay portion of grant)
• Homebuyer must complete a homebuyer counseling program.

WISH Down Payment Assistance Examples:
Example A
Homebuyer contributes $2,000 for a down payment, WISH contributes $6,000 more for a down payment total of $8,000.
 

Example B
Home buyer contributes $5,000, WISH contributes the maximum $15,000 for a total down payment of $20,000.

Getting Started
Nevada Rural Housing Authority (NRHA) has been awarded funding by the Federal Home Loan Bank to distribute through the WISH program.  You must choose one of NRHA's approved lenders, click here for the Approved Lender Listing.  Please submit all below documents to Nicole Larrimore by e-mailing at Nicole@nvrural.org, faxing to (775) 887-1838, or mailing to 3695 Desatoyta Drive, Carson City, NV 89701.   

 

Enrollment documents:

  • WISH Program Assessment Fill In
    Last three consecutive paystubs for all members of household over 18
  • Three months of bank statements for all members of household over 18
  • Proof of other income (social security, child support, unemployment)
  • Zero Income Document for all persons 18 or older not employed, notarized
  • Last three years of tax returns for all adults in household, signed and dated (tax transcriptions are allowed)
  • 2010 W2's for all memebrs of the household over 18
  • Signed Homebuyer Education Certificate for each person listed on mortgage (The class information is listed above) 
  • Preapproval letter from lender
  • Indemnification Agreement signed by all buyers 

 

If self employed:

  • Profit & Lost completed to date for current year
  • 3 years tax returns for business, unless buyer uses own social security number
