MTC Program

The Nevada Rural Housing Authority's Home at Last™ Mortgage Tax Credit (MTC) program offers qualified first-time buyers a federal income tax credit equal to 20% or 30% of the interest paid on their mortgage loan every year for the life of the loan. And, after taking the annual tax credit, homeowners can still claim the remaining interest as a tax deduction.

Program Highlights:

  • Federal income tax credit equal to either 20% or 30% of the interest paid on the mortgage loan. The 20% credit rate is for loans $225,000 and higher and does not have a limit to the amount of credit you receive annually. The 30% credit rate is for loans under $225,000 and has an annual credit limit of $2,000.
  • Annual savings averages $2,000 for most households - equivalent to $166 a month
  • Annual savings will continue each year based on actual interest paid on the home
  • Homeowners can choose to receive the credit annually when they file their federal tax return, or they can adjust their W-4 withholdings to increase their take home pay throughout the year
  • Lenders may use the Mortgage Tax Credit as additional qualifying income to help you purchase a home

Who Qualifies:

  • First-time homebuyers (those who have not owned a home within the past three years)
  • First-time homebuyer requirement is waived for Qualified Veterans who will live in home as primary residence
  • Households meeting income qualifications and normal FHA, VA, USDA or Conventional loan underwriting requirements 
  • Home purchase price falls below maximum price 
  • Buyers must complete homebuyer education - a free online course is available through Nevada Rural Housing Authority, or you can choose from the list of other providers 

The Nevada Rural Housing Authority and Nevada Housing Division have partnered together to provide the Mortgage Tax Credit program statewide.  All Mortgage Tax Credit applications are submitted by your lender to Nevada Rural Housing Authority. 

Veteran / Military Benefit:

Nevada Rural Housing Authority and the Nevada Housing Division are proud to waive the one-time $995 Mortgage Tax Credit fee for all veterans who have been honorably discharged, all first-time buyers serving on active duty, and all National Guard Service personnel.  It feels great to give our Nevada heroes the gift that keeps on giving, year after year!

Reduced Program Fee:

The Mortgage Tax Credit program fee has been reduced to only $995, plus your lender may charge up to $300 for the MTC application fee.  These costs may be covered by your Home at Last Down Payment Assistance Grant if you using both programs to buy your home.

Homebuyer Rebate:

Nevada Rural Housing Authority will mail you a rebate check for $500 after you purchase your home, if you paired the Mortgage Tax Credit program with the Down Payment Assistance Grant!  What a fantastic way to kick off the benefits of becoming a homeowner!

Notice of Recapture Tax:

Buyers using the Home at Last™ MTC program are typically subject to a recapture tax if they sell their home within nine years of purchase. However, NRHA now offers a reimbursement program for buyers which removes any risk of having to pay the racapture tax. Click to learn more.
